Acceptance and Responsibility

Please read Terms and Conditions thoroughly as awareness and acceptance of the terms and conditions is assumed once you make a booking. We recommend all guests purchase travel insurance since we are not responsible for any injuries, illness or accidents that may occur whilst stay at our property.


The tariff is $1300 per night with a maximum of 12 guests. This includes cleaning and linen.
There is a 2 night stay minimum outside of long weekends and event periods.
There is a minimum 3 night stay on long weekends or during Mudgee event periods (e.g. Small Farm Field Day, Food and Wine Festival, Charity Shield Match and Mudgee Cup, etc).
A deposit of 50% of the security deposit of $250.00 must be paid within 3 days of booking.

Security Bond/Deposit

A security bond of $500 with your correct name, address, email address and phone number must be disclosed at the time of booking for security and insurance purposes.  We require your credit card details as security for damages over $500. We do not charge anything to your card prior. The bond will be refunded to you once the property has been inspected and deemed left in a similar state to your arrival. We will ensure that this occurs within 7 days of your departure.

If you cancel your reservation more than 14 days before your first night, you will be refunded all monies less 25%. If you cancel within 14 days of your first night, your deposit of $250 will not be refunded.

Check-in and Check-out

Check-in is at 2 pm and check out is by 10 am on departure date. Arriving slightly earlier or want the extra hour to sleep? Should be fine, but please check with us first. Access instructions will be given to you on the day.

Linen and Towels

We supply linen, pillows, blankets and towels but personal requisites are not provided.


Animals of any kind are not permitted at the property. Please feel free to say hello to our horses.

Swimming Pool

Children must be supervised by an adult at all times. No glassware is allowed in the pool but help yourself to the pool safe and plastic wine glasses in the kitchen cupboard.
Do not change any pool of the pool settings. Any damage to the system as a result of your non-compliance will result in forfeit of your bond. Pool toys must not be left in the pool on check out.

Prohibited Activities

Please ensure that you remain within the fenced house. Do not venture outside the fenced garden area and into the surrounding paddocks.
Functions or parties on the premises are strictly prohibited.
Being a family home, we do have a no smoking policy. If you smoke inside the house, you authorize us to deduct from your security bond $250 to apply towards having the furnishings deodorised.
Tents, caravans and other structures are not to be erected or occupied at the property.
Under no circumstances are the following activities permitted on the property:  use of a firearm, air riffles, hunting as well as any form of motorbike riding including dirt and quad bikes.
For security reasons, this property is monitored 24/7.


Our property is maintained and cleaned regularly, however, wildlife is common in country areas. The owners do not accept liability for the unfortunate or seasonal visits of any wildlife including, but not limited to rodents, insects, cockroaches, kangaroos, wombats, snakes, spiders and deer.


If the property becomes unavailable for your occupancy due to unforeseen circumstances, management will inform you immediately and any monies paid will be refunded in full.

Other House Rules

We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your security deposit returned too.
Whilst we do a thorough professional clean between each guest stay, we kindly ask that prior to leaving, you clean and put away any dishes or kitchenware used and dirty towels in the bathroom hamper. All furniture and furnishings must be left in the position they were in we you arrived. You are responsible for cleaning the BBQ after use. All windows and doors are to be locked upon your departure and keys returned as directed.
In case of any problems or complaints, you must notify us immediately so we have the chance to fix the situation as efficiently as possible. You must also allow repair and service personnel to the property during reasonable hours.
